Standards Of Staying

Check-In / Check-Out

Check in begins at 4 PM on the day of your arrival. On the day of check-in, prior to your arrival, we will be authorizing your credit/debit card on file for $100 ($50 for owners) for the required Security Authorization. Check-Out is by 11 AM. Keys can be left in the room or in the drop box located conveniently in the garage hallways as you exit. Failure to checkout by 11 AM accrue additional charges. Express Check Out is available by dialing x7528 from your suite’s telephone. You can leave your keys in the suite, or they can be dropped off in hallway drop boxes. Charges vary and may apply.

Late Arrival

Although the Front Desk is staffed 24 hours a day, if you will be arriving after 10 PM, please contact Front Desk at (609) 343-7447.

Cancellation Policy

Should you need to cancel for ANY REASON, we must receive a call/message to (800) 609-0009 no less than 72 hours in advance of your stay on holidays and 48 hours on all non-holiday periods. Regardless of the reason, if you do not cancel and fail to check-in, you will forfeit your payment in full or your week/split week usage and ONLY your security deposit authorization will be released.

All special requests are based on availability at the time of check-in.

Rollaway beds and cribs are not available. If you would like to rent accommodations for your little ones, BabyQuip helps families Pack Light and Travel Happy! BabyQuip is a third-party service available to fantaSea Resorts guests offered for convenience during your stay. For more information, CLICK here.

Quiet Hours

For the convenience of the other guests, quiet hours are between 10 PM and 7 PM which is strictly
enforced. Parties of any type are not permitted.

No Smoking

New Jersey Smoke-Free Air Act prohibits smoking indoor in public places. In accordance with this law, smoking is prohibited in all public areas of the resort and guest units unless otherwise designated as a smoking area. There will be a $250 Smoke Fee should any guest smoke in a smoke-free unit as well as a Cleaning Fee Minimum of $200. There is no smoking on ANY balcony or deck as these are NOT designated smoking areas. The designated smoking area is located on the veranda at Grammercy Ave & St. Katherine’s Place.

Pet Policy

With the exception of certified service animals as defined by the ADA, NO PETS are allowed. If a pet of any kind is found in the unit, the pet must be removed and a minimum Cleaning Fee of $200 will be applied.

Kitchen Dish Policy

All dishes must be washed prior to check out to avoid the Dish Cleaning Fee of $50.

Max Occupancy

For your safety unit occupancy is strictly enforced. The maximum number of persons permitted to occupy a suite & enjoy resort amenities is 2 persons per bed. Children & adults are counted equally determining occupancy. Studio Basic sleeps 4, Studio Deluxe sleeps 6 (Owners Only), 1-bedroom sleeps 4 & 2-bedroom sleeps 6.

Balcony Furniture

Most of our suites offer a balcony. Balcony Furniture may need to be removed and stored based on severe weather events. The balcony furniture is available from May 15th – October 15th. Unit furniture should not be moved to the balcony.

Open flame cooking or candles are not permitted.


Resort issued wristbands must be worn by all minors aged 5-16 at all times while registered at the Resort, and must be accompanied and supervised by and adult. Wristbands are available at the front desk.

Kitchens are equipped with a refrigerator, microwave, two burner stove, toaster, coffee maker, dishes/flatware service for minimum of 4, serving bowl, measuring cup and pots.

Overhead clearance is 6’8’. Parking is at your own risk and fantaSea Resorts assume no liability for loss or damage to vehicle. Permits are given at the time of check-in, limited to 1 per suite, must be displayed on your vehicle’s dashboard at all times in the lot or the garage, and expires at noon on the date of your departure. No parking is permitted in designated spaces unless authorized. Metered Street Parking is available and monitored by the local city parking authority. Parking is $7 tax per night. Space available on a first-come-first-served basis. Only one car is permitted to utilize either the garage or the Grammercy Lot per registered unit. Additional vehicles may park around the perimeter of the building.

Bather rules for swimming pools, wading pools, hot tubs and spas:

1. Any person showing evidence of any communicable skin disease, sore or inflamed eyes, cold, nasal or ear discharges, or any other communicable disease shall be denied admission.

2. Any person with excessive sunburn, open blisters, cuts, or bandages shall be denied admission.

3. Do not enter the water if you are experiencing or recovering from diarrhea or have had any signs or symptoms of a gastrointestinal (stomach) disease in the past seven days.

4. All children in diapers must wear diapers specially designed for immersion in water (such as swimming diapers). Do not wash out soiled diapers in the bathing water.

5. Children should be encouraged to use the restroom before entering the water. Immediately report any “accidents” you observe in the bathing waters to a lifeguard.

6. No animals, except for service animals, shall be allowed in the swimming pool, wading pool, hot tub, or spa area, dressing rooms, or other parts of the enclosure.

7. Glass containers shall be prohibited in food and drink areas.

8. All persons shall shower before entering the water.

9. Conduct which endangers the safety and comfort of others shall be prohibited.

10. Outdoor bathing shall be prohibited during an electrical storm.

11. Persons suspected o being under the influence of drugs or alcohol shall be prohibited from entering the water.

Cleaning Services

Housekeeping is available 24/7

  • Each suite is prepared with an initial supply of amenities such as coffee, soap, etc. Should you need additional supplies, fresh towels, and linen, or wish to borrow a vacuum, please contact our Housekeeping Department by dialing “0”.
  • Failure to wash the kitchen dishware, glassware and equipment prior to departure will result in a $50.00 Dish Cleaning Fee.


  • Trash in tied plastic bag(s) placed right outside of your suite will be collected daily.



We encourage you to inspect the Resort’s safety features, particularly the location of the emergency exits on your floor. (There are stairs at each end of the corridors.) Refer to the diagram on the inside of your entrance door.

A horn device is located in each guest suite and in the public areas of the resort. If the fire alarm is activated, all occupants must immediately exit the building.

If you are in a wheelchair, are disabled, or need assistance to exit the building, please call the Front Desk by dialing ‘0’ on your guest room phone to request assistance.

When traveling with a guest that would require assistance in the event of a security event or evacuation, please inform the Front Desk at the time of registration for a notation on your registration.

Never use the elevators to evacuate.

Resort-issued wristbands must be worn by all minors aged 5 through 16 at all times while registered at the Resort and must be accompanied and supervised by an adult.

Our Policies

FantaSea Resorts is committed to providing an outstanding vacation experience. We strive to ensure a peaceful and enjoyable environment for all guests.

  • This is a smoke-free facility. Smoking/vaping is not permitted in any guest suite or public area of the property. Violations will result in $250 smoking fee, a minimum $200 cleaning fee, and eviction.
  • Parties of any kind are not permitted in our guest suites. Quiet Hours are observed from 10 PM – 7 AM daily. Charges for excessive cleaning or compensation given to other guests disturbed by you or your guests may be charged to your account at the Resort’s discretion.
  • No pets of ANY kind are permitted. With the exception of Service Animals (as defined by ADA Guidelines), if an animal/pet is found in the Resort or Suite, the pet must be immediately removed and a minimum cleaning fee of $200 will be charged.
  • Suite Key: Please have your suite key with you at all times, keep safe from your cell phone and other electronic devices and will be required to gain access to the resort during quiet hours.
  • The maximum number of persons permitted to occupy a suite is limited to 2 persons per bed. Children and adults are counted equally in determining occupancy. A Studio sleeps 4, Studio Deluxe sleeps 6, One-Bedroom sleeps 4 and a Two-Bedroom sleeps 6 or 8.
  • Glassware should not be used on the balcony or taken into any common area such as the pool.
  • Any persons throwing objects from the balcony will be immediately evicted.
  • Please refrain from using the balcony railings to dry clothes or linens.
  • No open flame cooking/BBQ are permitted on the balcony or in the suites.
  • No candles permitted in the suites.
  • All traveling guests who do not adhere to our established checkout time of 11 AM will be charged a $250 Late Checkout Fee to the credit/debit card(s) on file.
  • Eviction is defined as removal from the Resort due to a policy violation without a refund being issued.
